Document Description
A Tentative Parcel Map (TPM) request to allow the division of Assessor’s Parcel Number (APN) 086-520-031 into four (4) parcels that will range in size from 1.33 acres to 7.64 acres. Reasons for Exemption
The project consists of a Tentative Parcel Map to subdivide APN 086-520-031 into four parcels range in size from 1.33 acres to 7.64 acres (Parcel 1 [1.33 acres], Parcel 2 [2.62 acres], Parcel 3 [2.21 acres], and Parcel 4 [7.64 acres]) which are located in an urbanized commercial area adjacent to Interstate 5. The project is exempt under Section 15315, as it consists solely of the subdivision of land designated Highway Commercial (C-2) in conformance with this zoning designation. Furthermore, no variances or exceptions are required for the proposed project, all services and access to the proposed parcels and available, the parcel has not been involved in a division of a larger parcel within the previous 2 years, and the parcel does not have an average slope greater than 20 percent.
