The proposed project is a request by Rosemary E. Elms, trustee of the Elms Family Trust, to subdivide 20.05 acres into 75 single family residential lots including one detention basin lot located at the southeast corner of Palmdale Boulevard and the alignment of 52nd Street East on property designated R-1-7,000 (Single Family Residential, 7,000 sf minimum lot size). Lot sizes range from 7,226 to 14,956 square feet.
The project site is void of any structures. There is an approximate 1% gradient to the north/northwest. Drainage is predominantly by sheet flow. A blue line stream is shown crossing the site, however, this feature is currently dry and supports no riparian vegetation. The site supports many mature Joshua trees, with occasional creosote bushes and other ground coverage.
