The project consists of the following planning entitlement requests: A Tentative Parcel Map to divide approximately 1.8 acres into three parcels in the RD-2 Zone. A Design Review to comply with the Countywide Design Guidelines. The project will be required to install off-site drainage improvements within an existing drainage ditch along the Verner Avenue street frontage. The existing drainage ditch will be regraded in order to tie into an existing outfall (220-0032-005) approximately 200-feet to the northeast on the east side of Verner Avenue. The applicant has proposed two different options for regrading the ditch to match the elevation of the downstream roadway culvert.
