Document Description
Applicants are requesting a parcel map to divide and existing 80-acre parcel and establish a (+/-) 5.18-acre residential site and separate it from the Agriculture land. This project is designated by the General Plan Land Use Map as Exclusive Agriculture (EA) and is zoned Unclassified (U). The resulting parcels will require the application of the Agriculture Exclusive zoning with the Minimum Lot Size (M) Overlay Zone to prohibit any future divisions of the resultant parcels. This project allows the landowner a one-time separation of an existing dwelling from a parcel zoned AE of at least 75 acres per Chapter 18.18, Section 18.18.070 of the Modoc County Zoning Code.
