The 1300 South Campus Project (project) involves a Development Plan to construct one industrial building totaling 221,658 square feet on 11.31 acres of land located within the IL (Light Industrial) zoning district. The project is evaluated using an Addendum to The Ontario Plan 2050 Supplemental Environmental Impact Report (TOP 2050 SEIR) because the project would not result in any of the circumstances requiring a Subsequent or Supplemental EIR or Negative Declaration. In addition, the project is evaluated using an exemption from CEQA pursuant to CEQA Guidelines Section 15183 because the project is consistent with the allowable uses and density of the general plan and zoning for the project site.

The City of Ontario (City) is located in the southwestern portion of the County of San Bernardino. California State Route 83 (SR-83 or Euclid Avenue) and Interstate 15 (I-15) traverse the western and eastern portions of the City, respectively, in north-south orientations. I-10 and SR-60 traverse the northern and central portions of the City, respectively, in east-west orientations. The 1300 S Campus Project site comprises 11.31 acres located in the western portion of the City at the southwest corner of Phillips Street and S Campus Avenue (Assessor’s Parcel Numbers 104-948-201, 104-948-202, 104-948-203 and 104-948-204). Regional access to the 1300 S Campus Project site is provided by SR-60, SR-83, and I-10. Local access to the site is provided by S Campus Avenue. The site is currently also served by Union Pacific Railroad, which operates a main line on the western side of the 1300 S Campus Project site, in addition to an adjacent privately-owned spur.
