Document Description
The applicant, City Ventures, is proposing to develop a 4.74-acre site comprised of three parcels (two adjacent) located in the Southwest Annex neighborhood in the southern end of the City of Richmond with a landscaped residential community of 100 townhome-style condominiums. The three-story condominiums with abstract traditional architecture would be developed in 15 buildings ranging from triplexes to eight-plexes, separated by landscaped paseos and common open space. Five three- and four-bedroom floor plans would be offered. Each unit would have an enclosed two-car garage on the ground floor, second-floor deck, and ground-floor patio. The homes would be fully electric, powered by roof-mounted solar panels that would provide approximately 2.5 kilowatts/home. The project would require approval of a Vesting Tentative Map (VTM) by the City Council pursuant to Article 15.04.704 of the Richmond Municipal Code. The VTM would merge the adjacent western parcels, then subdivide the entire site as a two-lot subdivision for 100 townhouse-style condominiums. Within 24 months of the approval of a Vesting Tentative Tract Map, the project would require filing of a Final Subdivision Map, to be approved by the Planning Commission. The applicant is requesting rezoning of the project property from CG – General Commercial to an RM1 – Medium Density Multi-Family Residential district pursuant to Article 15.04.814 of the Richmond Municipal Code.
