The applicant, Blue Oak Farms LLC, is requesting approval of a Major Use Permit for commercial cannabis cultivation to cultivate 89,620 square feet of canopy area within an approximately 2.65 acres (115,400 sq. ft.) cultivation area. Outdoor cultivation for adult-use cannabis without the use of light deprivation and/or artificial lighting in the canopy area at any point in time. With proposed ancillary facilities including: Portable toilets with handwashing station, two (2) 2,500-gallon water storage tanks, irrigation line from well to storage tanks, 225 sq. ft. trash enclosure, 200 sq. ft. stormproof chemical storage shed, 100 sq. ft. stormproof chemical storage shed, six (6) parking spaces, including one (1) ADA parking space, two (2) 320 sq. ft. cargo containers for storage, 3,825 sq. ft. solar array, solar-powered security cameras, and solar-powered motion sensing security lights, and security fence. The project site is currently vacant and undeveloped with minimal vegetation clearings disturbances.
