Document Description
Variance 20-002 allows for a reduction of the standard 20-foot front yard setback to 5 feet to allow construction of a two-car garage. The project is categorically exempt from the provisions of the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15303, New Construction or Conversion of Small Structures. The project qualifies for this exemption because the project consists of the construction of an accessory (appurtenant) structure (i.e., detached garages), which has been determined by the State to not have a significant effect on the environmental pursuant to CEQA Guidelines Section 15303(e), and none of the exceptions set forth in CEQA Guidelines Section 15300.2, which would disqualify the project from using a categorical exemption, are present.
