Tom Kraft proposes to rezone his .46 acre parcel from Single Family Residence Zone District (R-1) to Neighborhood Commercial Zone District(C-1). The parcel is located at the northwest corner of Meridian Street and Macken Avenue in the Crescent City urban area. The parcel currently has a legal non-conforming storage building which is used by a local business. Mr. Kraft proposes to construct another storage building which would have up to four spaces which would rented or leased to contractors or local businesses for storage of materials. No retail use is proposed. Non-residential uses proposed within a C-1 District require approval of a Use Permit. Mr. Kraft has concurrently submitted an application for a Use Permit for Commercial Storage in a C-1 Zone District. If approved, the Use Permit would make the existing storage building a legal conforming use. The block in which the parcel is located has a mixture of public and quasi-public uses including a municipal water tank, cellular tower, fuel tank yard and abandoned power substation. The block to the east is developed with single family residences and the block to the south is developed with the Crescent City Four Square Church and ancillary structures related to the church.
