Document Description
The Project applicant is proposing to reconfigure the Project site into two parcels and redevelop the site with a R&D and Office campus that would accommodate research, innovation, lab, and/or office uses depending on the needs of the building tenant(s), which have not yet been identified. The proposed Project would consist of two separate R&D/Office buildings, referred to as Buildings A and B, totaling approximately 461,822 gross square feet, each with their own separate, four-story parking structure that would provide a total of 924 parking spaces. In addition, the proposed Project would include off-site streetscape enhancements to Bolivar Drive along the Project site frontage and continuing south to where the roadway ends.

The generally rectangular Project site is comprised of six parcels of land under a single parcel number (Assessor’s Parcel Number [APN] 056-1952-000201), with addresses at 600 Addison Street, 91 Bolivar Drive, 2222 Third Street/695 Bancroft Way. The site is bounded by Addison Street to the north, the Union Pacific Railroad (UPRR) tracks to the east, Bancroft Way to the south, and Bolivar Drive and Aquatic Park to the west.
