To remove two (2) existing sheds and an existing 898 square-foot dwelling; to construct one (1) new shed and a new 1,170 square-foot dwelling with a perimeter deck; to regrade and pave an existing driveway; to install three new utility lines (sewer, water, and electric) up-and-over the levee; to authorize three existing boat docks that are connected lengthwise for a total length of 60 feet (6-feet by 20-feet each); to construct an extension to the existing gangway, replace the existing gangway, and construct a concrete landing; to install a floating landing with stairs that will be attached to the existing boat docks.

Board staff has determined the project is exempt from CEQA under the Class 1, Existing Facilities, Class 2 Replacement or Reconstruction, and Class 3, New Construction categorical exemptions (CEQA Guidelines § 15301, 15302, and 15303), because the proposed activities involve the restoration of deteriorated structures, minor alteration of existing private facilities that involve negligible or no expansion of existing or former uses, and the authorization by permit of existing structures. The proposed activities also involve replacing existing structures on the same site that will have substantially the same purpose and capacity as the structure replaced. In addition, the proposed activities involve the construction and installation of limited new small facilities including utility lines and accessory structures. Further, none of the exceptions to the exemption in CEQA Guidelines § 15300.2 apply. Please note, the NOE is not attached.
