Present Land Use
The approximately 2-acre project site is comprised of three legal parcels (APNs 8463-001-012, 8463-001-013, and 8463-001-007) and is currently vacant, with the exception of two existing foundation pads.
The proposed project would develop 59,766 sf of commercial uses, including office, medical-office, and retail uses, on an approximately 88,235 sf lot. The proposed structure would be 6-stories in height and would include approximately 50,566 sf of general office space, 8,000 sf of medical-office space, and 1,200 sf of retail space. In addition, the proposed project would provide a total of 221 parking spaces, including one level of subterranean parking with 21 parking stalls and a surface parking lot with 200 parking stalls. The building footprint would be 11,055 sf and represent lot coverage of 12.5 percent. The 6-story structure would be 96 feet in height and would be within the maximum height allowed, as the City of Baldwin Park Zoning Code does not specify building height limits but specifies the maximum allowed height as six stories on the project site. The proposed project is expected to create approximately 284 employment opportunities, which is equivalent to one employee per 210 sf.
