Reasons for Exemption
The proposed project would amend the previously approved permit for a gas station and allow the addition of an approximately 1,600 square foot carwash to the back of the previously approved two story building. The proposed project is less than five acres in size, is consistent with all applicable General Plan policies and Zoning designations and can be adequately served by required utilities and public services. Additionally, the proposed project is an existing commercial site and has no value for endangered or threatened species. Technical studies show that the project would not result in any significant effects related to traffic, noise, air quality, or water quality and therefore would qualify for an exemption under section 15332.
