Document Description
The applicant requesting approval of a Minor Use Permit to allow the development of a self-storage complex unit on an existing vacant lot in an area of Kelseyville developed with commercial and industrial uses. The site contains grasses and shrubs, and Kelsey Creek is located approximately 120 feet behind (east) of the site. The site was historically used for agriculture. The parcels are accessible from N. Main Street via an existing driveway. The proposal includes construction of three new metal-one-story buildings to house 80 self-storage units as follows: • Building A - will contain 25 – 10’x15’ units (3,750 square feet total). • Building B – will contain 19 – 10’x15’ units (2,850 square feet total). • Building C – Will contain 36 – 10’x15’ units (5,400 square feet total). • Construction would take approximately 5-10 days for each building. • Site preparation will consist of removing existing vegetation, scarifying and compacting existing grade and importing base material to create flat areas for foundation slabs. After foundation slabs are completed base material will be imported, graded, and compacted around buildings. • An underground storm water detention system is proposed for the project for compliance with MS4 Phase II. Once the buildings are constructed the base will be regraded and graveled. • A 10-foot wide landscaped area will be planted along N. Main Street
