Reasons for Exemption
The proposed project is Categorically Exempt from environmental proceedings pursuant to Section 15301, Class 1, Existing Facilities, of the California Environmental Quality Act Guidelines, which permits minor 1 land divisions of property in urbanized areas into four or fewer parcels when no variances or exceptions are required, all services and access to the proposed parcels to local standards are available, the parcel was not involved in a division of a larger parcel within the previous two years, and the parcel does not have an average slope greater than 20 percent. In addition, the parcels have a General Plan land use designation of Palmdale Trade and Commerce Center Specific Plan and are located within the PD (Planned Development) zone, which allows commercial uses to serve the residents in the surrounding areas.
