Document Description
The subject of this Initial Study/Notice of Preparation (IS/NOP) is a proposed General Plan Amendment, Specific Plan Amendment, and Zoning Modification of an approximately 28-acre parcel (Assessor’s Parcel Number [APN] 111-231-011) at the southeast corner of the Specific Plan area (project site). The project site is located at the northwest corner of the intersection of State Route (SR) 135 and Union Valley Parkway (see Figures 1 and 2). The City is preparing a Supplemental EIR (SEIR) to evaluate these changes.
The proposed land use designation changes are as follows:
1) Amend the designations on the western side of Foxenwood Lane (estimated at 19.3 acres in the Specific Plan) from Community Facilities (CF) and Detention Basin (DB) to Light Industrial (LI); and
2) Amend the designations on the east to Airport Commercial (AC) and Detention Basin (DB).
Although the Revised Project does not currently propose any particular development at the project site, a Conceptual Development Plan was developed to represent a reasonable development scenario of the project site for the purposes of evaluation in the IS and the SEIR.
