Document Description
The Project includes the development of 10.30 acres of undeveloped land into an industrial business park including the construction of two 89,896-square-foot industrial buildings with uses ranging from light manufacturing to research and development. Project activities include use of heavy equipment to grade and prepare the Project activities include grubbing and grading of the entire Project site, trench digging, building and access road construction, tree removal, landscaping, bioretention area construction, and other activities. The Project will result in impacts to 10.30 acres of California tiger salamander (Ambystoma californiense) habitat; the Project will permanently remove 10.30 acres of California tiger salamander habitat. The project is expected to result in incidental take of California tiger salamander, which is designated as a threatened species under CESA. The ITP referenced above as issued by CDFW authorizes incidental take of species listed under CESA that may occur as a result of Project implementation.

The Dowdell Industrial Park (Project) is located immediately southwest of the Dowdell Avenue and Business Park Drive intersection in the City of Rohnert Park, Sonoma County. The Project is bounded to the north by Business Park Drive, vacant lands, and the Graton Resort and Casino; to the south by the Fiori Estates apartment complex; to the west by commercial development; and to the east by the Dowdell Avenue Extension Project (ITP 2081-2013-062-03) and vacant lands. The Project footprint is 10.30 acres and is located on Assessor Parcel Number 143-040-134 within Township 6N, Range 8W, Section 23 of the Cotati U.S. Geological Survey 7.5-minute quadrangle map, Mt. Diablo meridian at an approximate latitude 38.356425 and longitude -122.719147.
