Document Description
The applicant proposes to subdivide a 12.4-acre property at the end of Lakeview Drive into a one-acre property and an 11.4-acre remainder. The property is currently developed with a single-family residence. The development potential on the majority of the property is restricted through a conservation easement recorded in 2006 consisting of approximately 8.5 acres, which purposely left out the proposed one-acre parcel. Allowed uses on the new parcel would include single-family residential development as well as light agricultural uses, such as animal husbandry. The project site is served by on-site water and sewage disposal. The proposed parcel has had soils analysis conducted to ensure that a conventional on-site sewage disposal system is adequate to serve the property. A biological assessment and wetland delineation has also been conducted which ensure that potential future development can be permitted without impacting environmentally sensitive habitat areas.
