Combined Development Permit consisting of: 1) a Coastal Administrative Permit and Design Approval to demolish the existing 730 square foot single family dwelling, 486 square foot deck & retaining walls; and construct a replacement 1,194 square foot single family dwelling and 196 square foot deck; and 2) a Coastal Development Permit to allow development on slopes of 30 percent or greater ( cut into hillside up to eight (8) feet, 10 inches, approximately 17 cubic yards); and 3) a Coastal Development Permit to allow development within 100 feet of an environmentally sensitive habitat {no removal ofESHA); and 4) a Coastal Development Permit for development within 150 feet of the top of bank of Palo Colorado creek (12 feet); an<l; 5) a Variance to allow continuation of a (legal non-conforming) reduced yard setback from 20 feet to seven (7) feet.
