Document Description
The proposed Project involves the renovation of a 2,204 square foot (st) interior portion of the existing 32,976 sf Transitional Living Center to provide transitional housing/shelter for up to 24 homeless women. The 3.54-acre Project site is fully developed with buildings and surface parking. The Transitional Living Center currently operates as transitional housing facility with 28 bedrooms that can accommodate 28 homeless families, with bathrooms, a commercial kitchen, program areas, and administrative offices. The proposed Project would renovate a 2,204-sf interior portion of the building that currently consists of office space in order to accommodate 6 bedrooms (with 4 beds per room) and bathrooms for up to 24 homeless women. The proposed Project also involves facility upgrades, including: the replacement of several exterior windows with Title 24 compliant, energy-efficient windows; demolition of drywall, flooring, and drop ceilings; installation of new plumbing, fire sprinklers, interior finishes; and replacement of the heating and ventilation (HV AC) system, including ducting and registers to bring the rooms up to Building Code standards. A new sewer pipeline would be required to connect the plumbing in the new bathrooms to the existing on-site 4-inch sewer line, which would require minor trenching below and adjacent to the building pad. The proposed Project does not include any off-site construction or improvements and the proposed Project would not increase the existing building's size or footprint
