The project is limited to mass grading of the project site for development of mixed land uses, including high-density multi-family residential housing, community facilities (clubhouse, pool, and spa), general parking and storage, as well as commercial land uses including areas for general parking, truck parking, and storage, landscaping, and associated infrastructure. Proposed major grading would include mobilization, clearing existing vegetation, and the grading and fill of 0.27 acre of slope seasonal marsh and 0.05 acre of depressional seasonal wetland.
