Acquisition of Edwards Ranch and Las Varas Ranch
NOE - Notice of Exemption
The project involves the acquisition and continuing operation of two adjacent ranches, the 1,270 acre Edwards Ranch to the west and the 532 acre Las Varas Ranch to the east ("the Property"). The property is improved with approximately 167 acres of avocado and lemon orchards, residences/cottages for the ranch owner and personnel, barns and related agricultural improvements and equipment, an eleven-acre reservoir, water wells and roads and approximately 50 cattle and associated infrastructure.
Common Sense Exemption Sec. 15061(b)(3)
The acquisition of the Property, and the continued operation of agricultural and ranching activities ar the Property, are categorically exempt under CEQA Guidelines Section 15301 (Class 1, "Existing Facilities"). The acquisition and continued operation are exempt because they involve no expansion of use beyond existing conditions, and none of the exceptions to the exemptions listed in CEQA Guidelines Section 15300.2 applies.
