Document Description
The proposed cultivation project described herein (Project) includes the cultivation of up to 10,000 square feet (SF) of mixed-light cannabis located in Trinity County on Assessor’s Parcel Number (APN): 019-280-03-00. The applicant is seeking a Small Mixed-Light Tier 1 Cannabis Cultivation License from the County (CCL-106) and a Small Mixed-Light Tier 1 Cannabis Cultivation License from the Department of Cannabis Control (DCC; CCL19-0000087, expires 2023-10-22). Cultivation activities include 8,160 SF of mixed-light canopy in four (4) greenhouses of various sizes which include: a 30’x124, a 34’x102, and two (2) 30’x 97; and 2,880 SF of immature plant area in a 30’ x 96’ greenhouse. Existing support infrastructure includes: a 12’ x 35’ shed for admin hold, and pesticide and agricultural chemical storage; and a 16.5’ x 25’ two-story shed for processing; two (2) groundwater wells for cultivation and domestic use. The project proposes: Two (2) 8’ x 40’ shipping containers for processing, harvest storage, and immature plant area; and a 30’ x 60’ shop for processing, harvest storage, pesticide and agricultural chemical storage, and the administrative hold. Upon construction of the 30’ x 60’ shop, the 16.5’ by 25’ shed will be demolished The cultivation is irrigated via a drip system to reduce water loss. Special Note:
1. The project proposes two (2) 8’x40’ (640 SF) shipping containers to be used for processing, harvest storage, and an immature plant area. The timeline for the construction of the two (2) shipping containers is within the next three (3) years. The two (2) shipping containers are not currently mapped on the proposed Site Plan. If the Applicant moves forward with the shipping containers, the Site/Property Map shall be resubmitted and installed within the preexisting disturbed area.
2. The Compliance Memorandum from Laco Associates for CCL-106 inacurately states a designated area above the allowable two hundred percent of the license type. Calculations were made using the 8,160 SF of mature canopy rather than the 10,000 SF maximum for the license type. The calculations also included post harvest and storage structures which are not included in the definition of designated area, as defined in TCC §17.43.010. Staff has calcutated the designated area to be below two hundred percent of the license type for both existing and proposed site configurations.
