Document Description
The proposed cultivation project described herein (Project) includes the cultivation of 19,824 square feet (SF) of mixed-light cannabis located in Trinity County on Assessor’s Parcel Number (APN): 014-180-95-00. The designated area totals 24,480 SF. The applicant is seeking a Small Mixed-Light Tier 2 Cannabis Cultivation License from the County (CCL-692) and a Small Mixed-Light Tier 2 Cannabis Cultivation License from the Department of Cannabis Control (DCC; CCL20-0001363, expired 5/8/2022). Cultivation activities currently include 9,912 SF of mixed-light canopy area and 2,880 SF immature plant area canopy. The proposed project includes use of a municipal water system and only watered in the morning and evening to reduce evapotranspiration and water loss. The direct footprint of the infrastructure and designated area at full build-out results in approximately 28,505 SF. A more detailed project description can be found in the Appendix C Checklist. SPECIAL NOTES: The Applicant (Trinity Flavor, LLC / Michael Deutsch) has a currently expired Small Mixed-Light Tier 2 commercial cannabis (Provisional) license from the DCC (CCL20-0001363, expired 5/8/2022) to cultivate up to 10,000 SF. The applicant is proposing to construct 6 greenhouses totaling 21,600 SF to hold 9,912 SF of mixed light cannabis. The designated area would exceed 200% of the mature canopy, which requires approval by the Director. Any additional cultivation area over 9,912 SF would be considered under a modification to the current project. The project area is located approximately over 450 feet away from the 100-year flood zone of Salt Creek. Water is sourced from a municipal source; however, no will-serve letter is attached to the checklist. The County may consider confirming with the water provider that sufficient water will be provided to support the project. Additionally, a Minor Subdivison, P-22-02 is being processed by the Trinity County Planning Department.
