Document Description
The Balmore Court Single-Family Residential Project consists of proposed subdivision SD17-9478, rezoning RZ17-3239, and development plan DP17-3054 for a 6.44-acre property at the northern terminus of Balmore Court. The project site consists of two APN in the El Sobrante area in unincorporated Contra Costa County. The proposed project would create a 33-lot subdivision, including 30 residential parcels, one hillside open space parcel, one storm drainage parcel, and a roadway parcel. Subsequent to the subdivision, single-family residences would be constructed on the project site, accessed by a road extension of Balmore Court. The proposed project includes a rezoning from the existing R-6 and R-7 Single-Family residential districts on the project site to a P-1 Planned unit district, to allow clustering of the single family homes while setting aside land for hillside open space, storm drainage, and the restrictive riparian easement that was established pursuant to a grant deed of within 25 ft of the intermittent drainage channel along the eastern boundary of the property. Also, the applicant proposes to remove the few trees on the property that are outside of the restrictive riparian easement to accommodate development of the property, subject to a tree permit that will be processed as part of the development plan application. Note: See MND for full project description.
