Mixed-use project with 120-room full-service hotel, 100 residential apartments (including 25 affordable units and 11 rent-controlled units), approx. 35,500 sf cultural uses campus, 36,100 sf restaurants/retail, open space including a publicly-accessible rooftop observation deck, and 285 subterranean parking spaces. A total of approximately 316,750 sf of Floor Area, FAR of 2.95. New building heights vary with a maximum of 130’ and an average height of 48’-1”. Project includes on-site repositioning and rehabilitation of two City-designated Landmarks. Project also includes re-routing of a portion of 1st Court through the Project Site to allow for a Pedestrian Mall on the southern portion of 1st Court adjacent to Santa Monica Boulevard.
