The project proposes the subdivision of one lot into four lots. Once the site is subdivided the project will be the construction, use, and maintenance of 4 single-family dwellings on 4 separate lots accessed by a 28-ft wide Private Street that will extend Cynthia Ave to connect with San Andreas Ave. The project is subject to the Mount Washington/Glassell Park SP (Ordinance No. 168,707) and the Los Angeles Municipal Code section 11.5.7. The size of the subdivided lots range from 8,295.71 - 13,240.29 gsf. The project grading plan proposes to approx cut 2,674 cy and fill 2,428 cy across the proposed 4 lots with a net export of 246 cy. There are a total of 35 trees, of which 33 are protected species.
