Reasons for Exemption
The project is located in a designated in-fill development site and is consistent with the GP, zoning and regulations. The parcel is less than 5 acres on a commercial corridor surrounded by urban uses. The site has no value for wildlife habitat. Studies were prepared and show that there would not be any significant traffic, noise or air quality impacts. There are no unusual circumstances present to preclude exemption.
