The proposed project consists of Specific Plan Amendment No. 6, General Plan Amendment No. 01162, and Change of Zone No. 07897 to incorporate an additional 211.2 acres into the Winchester Hills Specific Plan at the northeast corner of the SP. SPA No. 6 would incorporate 17 new Planning Areas within the additional 211.2 acres and would modify existing planning area (planning areas 1, 2, 4A and 4B) boundaries, land uses, target dwelling units, and densities. GPA No. 01162 would incorporate the additional 211.2 acres into the Winchester Hills Specific Plan and proposes to change the existing land use designation of the 211.2 acres from Mixed-Use Area to Medium-High Density Residential, High-Density Residential, Mixed Use Area, Commercial Retail, Open Space- Recreation, Open Space- Water, and circulation. Change of Zone No. 07897 would establish the planning area boundaries, permitted uses, and development standards for the newly incorporated 211.2 acres and would modify existing planning area (planning areas 1, 2, 4A and 4B) boundaries, permitted uses, and development standards.
