Document Description
The applicant is requesting a Planned Development Permit for the construction of a 4,811 sf single family residence with 3 car garage beneath the residence. A variance to Non-Coastal Zoning Ordinance section 8106-1.1 is being requested. The variance would allow the proposed development to be located four feet from the front property line instead of the required 20-ft setback. Three protected oak trees (Trees no. 5, 8, and 9, as identified in the Arborist report prepared by Environmental Patterns) are proposed to be removed. A rockfall catchment fence, screened from view with vegetation, will be located on the northern property line. Drainage from the new impervious areas will be routed to a rock rip rap dissipater located on the eastern property line.
