The project consists of a minor subdivision of a 0.95-acre residential lot with one existing single-family residence into two parcels, including a 0.49-acre Parcel A and 0.46-acre Parcel B. The existing single-family residence and driveway are on Parcel A. Parcel B has now structure or other impervious surface. No construction is proposed on parcel B, and the parcel would remain as vacant lot after recordation of the Parcel Map. The westerly portions of Parcel A and Parcel B include private utility and access easement, which includes the paved Amigo lane roadway. The project includes variances to allow average lot widths that are less than the 120-foot minimum for both parcels.
