The project site is located at Monte Vista Drive, immediately east of I-15 between Bundy Canyon Road to the north and Baxter Rd to the south in Wildomar, CA and consists of single-family residential development and business park development. The project includes the following applications for consideration by the Wildomar Planning Commission: 1. Change of zone - The project requires approval of a change of zone to change the zoning map from the existing zoning of R-R to R-1 for the 15.43-acre residential area and from R-R to I-P for the 8.96-acre business park area to accommodate the project. 2. Tentative Tract Map (TTM No. 37476) - The project requires the subdivision of 38.57 gross acres into 84 lots total (80 lots for single family residential and 4 lots for commercial/business park development). 3. Final site plan of development - The project requires approval of a final site plan of development (plot plan) for the proposed 80-unit single family residential development on 23.33 acres, including related on/off-site improvements. 4. Plot plan - The project requires approval of a plot plan for the commercial/business park development totaling 133,600 sf on 8.96 acres, including related on/off-site improvements.
