Document Description
The applicant requests design review and a coastal development permit for additions and modifications to a two-family dwelling in the CN zone. Design review is required for aggregate additions greater than 50% of the original structure (510 sf), garage expansion (352 sf), upper level addition, elevated decks (28 sf), spa, grading, retaining walls, landscaping, maintain nonconforming site conditions (rear and side setbacks, additional building setback) in conjunction with additions greater than 10% of the existing structure, and exception from the designation for front lot line. A revocable encroachment permit is required for handscaping and irrigation in the public ROW. A variance is requested to allow for modifications to a structure with a non-conforming use [LBMC 25.56.010].
