Document Description
The proposed project consists of construction of a new 2,778-sf gas station convenience store and a 2,117 sf gas pump canopy on 0.55 acres at 325 N. Tustin Ave and the construction of a 7,417 sf one-story multi-tenant retail building with a drive-through lane on 0.91 acres at 301 N. Tustin Ave. The project will initiate the demolition of the existing gas station, gas canopy, carwash, and restaurant building currently on the site. The project will require a CUP for drive-through services and a variance for a reduced landscape setback. In addition, the project included a GPA to revise the LUD of 2 properties (431 N. Tustin Ave/2321 E. 4th St and 301 N. Tustin Ave) of the Land use plan map from professional administration Office to general commercial, and an amendment application to change the zoning of four properties (301 N. Tustin Ave., 325 N. Tustin Ave., 401 N. Tustin Ave., and 2321 E. 4th St) of the zoning map from professional to general commercial.
