CUP18-00003 to construct a 4,631 sf convenience store that includes the sale of beer and wine for off-site consumption, a 1,858 sf fast food restaurant, a 5,110 sf fueling station with 9 fuel islands, a 1,343 sf automated carwash tunnel, and a 2,330 sf food truck commissary on approx 4.2 acres of a 6.9 gross acre site. The project is within the neighborhood commercial zone of the Main St and Freeway Corridor SP. The total area of the site that will be disturbed/developed is approx 4.2 acres, while the remaining portion of the site will remain vacant. Access to the site is proposed from a right-in and right-out driveway approach on Hwy 395, from a right-in and right-out driveway approach on Phelan Rd and from a signalized driveway on Phelan Rd.
