Document Description
Development of a 384 lot single family residential subdivision on approx 79.5 acres. Requested entitlements include a tentative subdivision map, GPA on seven acre portion of the site (neighborhood commercial to low density residential) and a zone change (R-1-6/PD to R-1-5). The project will include: construction of 384 single family lots, including a mixture of 5,000 and 6,000 sf lots: construction of five outlets of various acreage to be utilized for open space, landscaping, storm drainage and will serve as a Tulare Irrigation Pipeline easement totaling 198,910 sf: underground the Railroad Irrigation Ditch: construction of new roadways, curbs, gutters and sidewalks: installation of roadway signage and street lights: installation of sewer, water, electricity, drainage, gas, telephone and cable: construction of block walls.
