Document Description
Subsequent to the prior Plot Plan 17-03 and CUP 17-04, CUP17-05, CUP 17-06, and CUP 17-07 approvals on Oct. 11, 2017, the applicant has proposed minor changes to the previously approved plot plan 17-03 to include, 1) the orientation of building 5 - retail building, 2) relocation of landscape, and the ADA path of travel, and 3) added parking stalls. These changes have been introduced to March JPA Planning dept to provide enhanced visibility of the tenant spaces in building 5 from Van Buren Blvd. According to the March JPA Development code 9.02.280, the March JPA has determined that the proposed changes associated with the previously approved development project are in substantial conformance with plot plan 17-03. The proposed project is a minor alteration to a previously approved plot plan with no direct changes to the building height or square footage. Pursuant to CEQA the filing of a NOE is necessary.

Where it can be seen with certainty that there is no possibility that the activity in question may have a significant effect on the environment, the activity is not subject to CEQA. The project proposes only minor changes to 1) the orientation of building 5 - retail building, 2) relocation of landscape and the ADA path of travel, and 3) added parking stalls. These changes have been introduced to March JPA Planning Dept to provide enhanced visibility of the tenant spaces in buildgin 5 from Van Buren Blvd.
