Document Description
A proposal to divide the 4.7-acre site into 24 parcels for future development with single family homes. The average lot size would be approx 6,999 sf, and typical lots would be 46 ft wide and 140 ft deep. Gross density for the project would be 4.8 units per acre. As part of the improvements the developer would construct adjacent portions of Marigold Ave as well as the internal street and cul-de-sac. A ROW dedication for a potential future connection to Rusty Lane will be offered on the final map for acceptance by the city at a later date.
