Document Description
Request to subdivide two existing parcels of 2.14+/- and 2.49 +/- acres in size, totaling 4.63+/- acres, into four parcels of at least one acre in size in the Planned Development (88) (P-D) zoning district in the City of Modesto's LAFCO adopted Sphere of Influence. Each parcel has been developed with two multi-use warehouses. P-D 88 has been approved for various light industrial and commercial uses. Currently, some of the businesses operating on site include offices, vocational schools, light manufacturing, and a youth gymnastics facility. The proposed parcels will result in one warehouse on each parcel. Each parcel is currently served by a joint-private water system, a septic system for each building, and a joint storm water basin on APN 046-010-034. The proposed parcel map will establish an irrevocable reciprocal easement for access, parking, and utilities.
