Document Description
The project proposes grading and construction improvements on the westerly 3.6 acres of the 4.9 acre site to allow for development of a range of commercial uses allowed by right within the existing PD-1 zone that applies to the property. Site access would occur from Rancho del Oro Dr and Seagate Way. The project proposes development of approx 27,200 sf of commercial space in four single story buildings. Anticipated uses include restaurants, commercial retail, and/or a market/grocery store. Provision of outdoor seating areas, public plazas, and public courtyards is anticipated in associated with these uses. Hours of operation would vary, depending on the uses occupying structures. Different uses may ultimately be established onsite, to be determined when lease agreements are tendered for the actual tenants that will occupy the structures; however, ultimate future development of the site would not exceed the max development intensity associated with the currently anticipated uses. The site has been previously graded to provide an existing building pad. No sensitive natural vegetation communities are present within the proposes development footprint.
