Document Description
The applicant requests approval of a lot line adjustment and a coastal development permit to reconfigure the property lines between two commonly owned parcels. The two parcels have a combined total area of 3.59 acres and consist of one legal building site (Lot 1 of the Lot Line Adjustment). Lot 2 of the proposed Lot Line Adjustment does not have street frontage and is thus not considered a building site. Pursuant to CEQA Guidelines, section 15305, a lot line adjustment is exempt from environment review with the exception of areas that maintain average slopes that exceed 20 percent. The subject properties' average slopes exceeds 20% and therefore the following environmental assessment is required to address the potential environmental impacts from the proposed lot line adjustment.
