Document Description
The proposed project would involve the construction of a new two-story, 11,478 sf single-family residence with an attached 1,114 sf four-car garage and 9,463 sf of exempt basement floor area within two separate basement areas on a currently vacant property located at 1830 North Blue Heights Dr. An existing Private Rd Easement measuring 30 ft in width within the parcels located at 1820, 1830, 1849, and 1850 North Blue Heights Dr, will be improved with a 20-ft wide min roadway width from the frontage of the 1830 North Blue Heights Dr parcel to the intersection with Sunset Plaza Dr. In addition, a soil nail wall, measuring 430 ft in length and a max height of 35 ft, is proposed to be constructed within the Private Road Easement and along the southerly side yard of the property located at 1849 North Blue Heights Dr. The project involves hillside grading a total export of approx 9,700 cy of soil. The project site contains 12 on-site trees. The project proposes the removal of 2 protected trees and 7 non-protected but significant trees.
