The project is located within a Town designated in-fill development site is consistent with the General Plan, zoning designation and regulations. The parcel is less than five acres within a commercial sorridor surrounded by urban uses. The Site has no value for wildlife habitat. A focused traffic analysis concluded that the project would not have any impacts and meets all Town LOS standards identified within the general plan.
