The project proposes a variance and design review in order to construct a four-story, 100,000 sf, fully climate controlled self-storage building to contain a max of 800 storage units, with a building footprint of 26,980 sf on the 2.88-acre parcel. Access to the project site is provided from an easement located on the west side of the parcel. The easement also provides access to the existing mini-storage business immediately to the north of the project site, located in Nevada County. The proposed project requests 17 parking spaces through consideration of a variance whereas 47 parking spaces are required per the parking calculation of one parking space for each 1,500 sf of use area.
