County File #DP14-3041: The applicant is requesting approval of a Development Plan for the purposes of constructing a 482,055 sq. ft. warehouse distribution facility. The project includes: 1) off-street parking, 2) frontage improvements, 3) removal of 21 trees, 4) drainage improvements and 5) 244,238 cubic yards of grading (4,932 net import). An approx. 1.3-acre "Future Retail Pad" will be reserved at the northwest corner of the site. The project also includes: off-site roadway improvements aimed at reducing cut-through semi-truck traffic in the residential portion of North Richmond and levee improvements along the southern edge of the property.
