Document Description
The project site is comprised of APN 532-110-006, 532-130-001, 532-130-002, and totals approx 63.9 acres. The proposed project includes construction and operation of approx 990,000 sf of high-cube, non-refrigerated, warehouse building and approx 10,000 sf of office space for a total of 1 M SF. The warehouse building will be constructed as a spec building with no specific tenant identified at this time. The building includes 88 dock doors on the northern side, 25 dock doors on the western side and 96 dock doors on the southern side. The proposed project will provide 174 automobile parking spaces, 8 ADA parking spaces, and 321 truck trailer parking spaces. The project will include approx 660,860 sf of landscaping covering approx 24% of the project site. No imported soil will be needed as mass grading will be balanced. Construction is estimated to start in 2019 and finish in 2020.
