Moran Development Company representing Beech A/C Properties is proposing a GPA and ZC on 38.01 acres located along the north side of McCutchen Rd, approx 1,300 ft west of Ashe Rd. The request includes an amendment of the LUD of the Metro Bakersfield GP LUD from LMR to HMR, or a more restrictive designation, and a change in zone classification from R-2 to R-2/PUD, or a more restrictive district. It is assumed for this analysis that the project would included construction and operation of up to 613 units. The multi family development project would be built at a density of 17.42 units per acre.
