Joseph Enterprises proposes to subdivide an existing 5.47 acre parcel into two separate parcels consisting of 3.8 acres and 1.67 acres, respectively. Of the two parcels created by the subdivision, one parcel may be developed as a 20,000 sf grocery store. The second parcel may be developed as an approx 40,000 sf office building, to be developed by independent developers and potentially occupied by Inyo County.

The exemption consists of the division of property into four or fewer parcels when the division is in conformance with the general plan and zoning, no other variances or exceptions requiring environmental review are required, and all required services and access to the proposed parcels as required by local standards are available.
