The proposed project consists of a GPA, Rezone, and tentative map to allow for the development of 51 single-fam residential units, 2 landscape lots, which will be utilized for recreational area and storm drainage, and 1 lot for OID easement. Primary access to the project site will be provided via the installation of two streets connected to California Ave. Lots fronting Central Ave will have direct access to Central Ave. Domestic water will be provided to the proposed project via connecting to an existing 12 in water line located in central Ave. Sanitary sewer services will be provided in conjunction with the city's current California Avenue Sewer Extension Project. On-site retention will be utilized for the proposed project as regional improvements are not installed at this time (South Bruinville Storm Drain System).
