Document Description
The proposed project would re-develop the approximately six-acres site into a mixed community of commercial and residential units centered around a "festival street," the festival street, called Bolsa Row, will be fined with shops and restaurant uses, enhanced with pedestrian-scale architecture and landscaping, and designed to accommodate festivals and other community events. The project would be divided into three Planning Areas to define the building location and maximum intensity allowed for the independent development of a hotel, assembly hall, retail uses, and for-rent private multi-family residential dwellings. The Bolsa Row Specific Plan allows for the following uses; hotel with up to 150 rooms; Assembly with up to 20,000 sq. ft. of principal assembly area and a limit of 650 people for regular events(this may be increased for festivals and other community events, subject to the requirements of the parking management plan); retail with up to 45,000 sq. ft. of gross floor area (up to 15,000 sq. ft. of this space may be restaurant use); and multi-family residential with up to 205 units.
